How much could it really cost? It has a nice view of section 8 niggers, a filthy alley, a badly installed fence, poorly constructed deck and looks drafty af.
I think they paid $260k which was a big overpay for them. Doing a quick browse it seems like comparable places in the neighborhood are in better shape and aren’t 36 inches from section 8 housing. It’s probably worth more like $200-220k. Could be even less if the foundation is fucked up, which could be the case from some of the cracks seen in pictures. The place needs a complete refurbishment. The furnace is probably old, the roof is probably old, both kitchens are a disaster, plaster is cracked all over, the bathrooms are terrible, ceiling peeling off, flooring is decades old, garage needs to be built with new foundation since the “carport” is crumbing. Deck is rotting, landscaping is bad, basement unfinished, attic unfinished, no A/C, etc.

I don’t see how the hovel is anything but a teardown unless you just want to keep it college housing forever. The one bathroom per unit is a nightmare.

Yeah it’s college rental or starter family housing. Each half could be fine for a couple, maybe with a young child. It doesn’t have to be luxurious but kitchens and bathrooms need to be redone for sure. You could do without the garage if you have to but there’s got to be major issues with electrical, plumbing, roof, appliances since they certainly aren’t maintaining that shit and I seriously doubt they had a real inspection done before sale.

Exactly - it’s a place you buy and rent out while you live elsewhere. A friend of mine growing up bought a place like that - two story / two rental property that he renting both out for a couple years, then moved into the top level, then once it was pretty much paid off he stopped renting the bottom level and turned it into a barbershop / salon (he’s a barber) and eventually moved out of the top and rented it again and bought a house nearby so his work was still close by. If you met him you’d think he was a big goof but he was smart when it came to real estate.
