my father in law's condo sold in 2022 for $780,000. the HOA fees were 500, (it's on a golf course in Monmouth Co NJ, only a few blocks from the Ocean) 900 for Joe's dump is insane

That $900 a month HOA fee will no doubt be a strong selling point if and when he sells that place. When he bought it, you know he was gloating to anyone who'd listen how the couple of hundreds bucks a month was well worth not having to mow and shovel anymore. And now it's half his monthly nut. I always enjoy how the one thing he always omits...the fact he generates no significant income whatsoever...is, of course, the real root of his many woes and endless complaints. My guess is that he eventually sells the condo at the worst possible time, uses the proceeds to "treat himself" to some nigger-rich luxuries, then slowly squanders the rest over the next few years on sustaining his sluggardly, layabout lifestyle until it all runs out. Buying a house in NC/SC is a dump pipe dream, and not even his own pipe dream, but one he swiped from his gay little brother.

I bought my house in 2020 with a 2.8 mortgage rate for 30 years. After my insurance rate went down for not living around minorities my mortgage is currently 918 a month. It's doable.
