I always thought the compressor was the main shitty thing on those, never heard about the reversing valves going out before. HVACs are nuts, it's either $15 for a new capacitor that you can switch out yourself, or an insane pile of money. I'd keep looking for cheaper ones if I were you though still, good luck brotherman.

perhaps you could buy one online and have your local guys put it in?

If it's on the roof you gotta have a crane, etc, but if i had one on the side of the house I would try to do that shit myself.

The fuckin company was like “oh we do home inspections for free before you buy a house. We couldve knocked 10-15k off the market value if youd called us.” Literally no one mentioned this in any of the home buying courses we took. It should damn near be obvious but i figured all those inspections would cost a pretty penny for all the houses we were looking at.

FYI usually you put some money down first so they'll take it off the market while you get it inspected. You don't do it for every house you look at. Work with a realtor if you're inexperienced. Their whole job is to manage all the annoying shit for you.
