WWAW buying a small business?

I want to buy a small, somewhat established business at some point over the next year or two.

At this point, all I’m doing is looking at the type of shit that gets listed with broker sites but I assume there are other channels out there that I need to get plugged into. Opportunities like Compound Media don’t just grow on trees so I want to make sure I’m on the short list of guys who gets the call.

Beyond that, I’d prefer to be an operator, and I’d probably finance it through a private lender.

Any of you pests ever buy a small business? Good times or nah?

The only things I wouldn’t consider are anything in food service, beauty salons, etc. I don’t like the idea of being in a highly regulated industry and having perishable products to boot. Beauty salons I just don’t think would be a good fit for me.

One of the listings is a chiropractor’s office. That’s was more aligned to my interests and professional experience. I’d just be worried about them randomly quitting one day and then I’m stuck trying to find replacements because I can’t legally perform the work.

Aside from that, I’m generally open to all opportunities outside of what I called out above.

get ready to enjoy paperwork, filing for certificates with the city/state, and payroll taxes (especially if you live in a blue state)
It truly amazes me how difficult and time consuming they make it for the literal life blood of the economy. Not to mention how hostile, lazy, and incompetent the "public employees" are whose responsibility it is to handle filings and other shit.

Are “boring businesses” worth it? Laundromats, landscapers, vending machines, ice machines, etc.
Any CASH business is good.
Any business with little interaction with the public is best

Unless you are working at the business and running it or have someone you implicitly trust to do it (family, long time friend) then I wouldn't bother.
Also don't hire family or friends.
